What buying actually costs.

If nobody has walked you through how the money works yet, here it is. Here’s the honest version, up front.

Who pays your agent

In many Ontario resale purchases, the buyer's brokerage is paid through the transaction - but the details live in your Buyer Representation Agreement, and Rose walks through it with you line by line before you sign. No assumptions, no surprises.

The deposit

In Toronto, a deposit of roughly five percent is customarily due within about a day of an accepted offer. It counts toward your purchase - but it has to be ready. Rose makes sure you are.

Closing costs

Land transfer tax - charged twice in Toronto, once provincial and once municipal - plus legal fees, inspection, and adjustments. You'll have the full picture before you offer, not after.

Your first home, in plain language.

Canada has real programs for first-time buyers - they just rarely get explained in plain language. Rose walks you through what you qualify for and what it’s actually worth to you, before you start shopping.

FHSA

The First Home Savings Account - tax-deductible going in, tax-free coming out when you buy your first home. If you qualify, it's usually the first account to open.

RRSP Home Buyers' Plan

Borrow from your own RRSP for the down payment and repay yourself over time. Often combined with the FHSA.

Land-transfer-tax rebates

Ontario rebates part of its land transfer tax for first-time buyers - and Toronto, which charges its own second LTT, rebates part of that too.

The rookie-mistake list

Waiving the wrong condition, maxing the pre-approval, skipping the status certificate. Rose has seen every one - and she'll make sure you skip them. Where a lender, lawyer, or accountant should weigh in, she'll say so.

The payment is too heavy

If the only way in is a payment you can't live with, the answer is a smaller home, a different area, or more time saving. Rose will say which.

You're timing the market

Nobody calls the bottom. Buy when your life and your finances are ready and the home is right - that's the timing that works.

Renting is still smarter

Sometimes another year of renting - and saving - beats forcing a purchase. If that's your situation, she'll tell you, and be here when it changes.

Walking away is the win
