No. A first conversation is just that: you talk, she gives you an honest read, and you decide what happens next. Nothing gets signed to have that conversation, and Rose will tell you before any step that does involve paperwork.

How Rose is paid - and any amount you could owe directly - is set out in writing before you commit to anything; that's Ontario law. In many resale deals the buyer's side is paid from the seller's proceeds, but the written agreement is what controls, and Rose walks you through it line by line before you decide whether to sign.
How buying works →How much is commission when selling?
There is no standard rate - commission in Ontario is negotiable, and no rate is set by RECO, a real-estate board, or any authority. Rose won't publish a one-size-fits-all number because homes and situations differ; what she will do is put the exact figure in writing in the listing agreement before you sign, and show you how proceeds, the commission split, and HST actually work.
How selling works →When would I actually sign something?
Only when you decide to work together. Buyers sign a representation agreement before making offers; sellers sign a listing agreement before the home goes to market. Rose reviews the fee, the services, how long the agreement lasts, and how it ends - before you sign, never after.
Do I need a mortgage pre-approval before looking at homes?
Before serious viewings, yes - it tells you what a lender will actually support before you fall for something above it, and surfaces financing issues while they're still fixable. If you don't have a lender yet, Rose can connect you with mortgage brokers she has actually closed deals with.
What help exists for first-time buyers?
The big three: the First Home Savings Account (FHSA), the RRSP Home Buyers' Plan, and land-transfer tax rebates - which matter more in Toronto, where buyers pay both a provincial and a municipal land transfer tax. Rose flags what may apply to you in plain language, and helps you confirm the current rules with your lender or accountant.
