A village that was actually drawn as one: in 1954, planner Eugenio Faludi fitted the streets to the ravine - “we will fit the community into the landscape, not the landscape into the community” - and it still shows. Curving crescents over the East Don valley, a luxury mall reinventing itself, two subway stations, and the 401 at the door.

The homes.

The original stock - ranch bungalows, split-levels and Georgian Revivals built 1954–64 on curving streets named for the racehorse farms that came before (Citation, Palomino) - increasingly shares those lots with custom rebuilds, the ravine-lot homes commanding the premium. But this is a two-market neighbourhood: two-thirds of all dwellings are actually high-rise condos (2021 Census) along Sheppard - which is where first buyers get their Bayview Village address.

Getting around.

Two Line 4 stations sit inside the neighbourhood - Bayview and Bessarion - with the Sheppard-Yonge interchange one stop west, and the 401 forming the southern boundary. Quiet doesn’t mean far.

Honest read on walkability: the mall/subway corner is genuinely walkable (Walk Score 88 at Bayview & Sheppard) while the interior crescents are calm, leafy and car-oriented (neighbourhood-wide score 55). That contrast is the product, not a flaw.

The schools.

The chain is verified street by street: Elkhorn P.S. Bayview M.S. Earl Haig S.S. - Bayview Village addresses feed the TDSB’s largest high school and sit within reach of its auditioned Claude Watson Arts Program (audition-based, city-wide entry). French Immersion is application-based - find your designated school with the TDSB French tool, and confirm any address with the school finder.

Green & village life.

The East Don Parkland winds through the neighbourhood’s middle - ravine trails, and a genuine salmon run each fall - with Bayview Village Park covering tennis, splash pad and diamond duty. New since 2024: the Ethennonnhawahstihnen’ Community Recreation Centre & Library at Bessarion - 218,000 square feet of pool, track and library. And the “village” part: Bayview Village Shopping Centre, the city’s most unapologetically luxury-positioned neighbourhood mall - with a McEwan gourmet grocery arriving in 2027.

Who lives here.

One of North York’s fastest growers - roughly 22,000 people, up over 20% in the 2011–16 stretch alone - and genuinely international: Mandarin, Persian, Cantonese and Korean are all major home languages (2021 Census). Long-time owners on the crescents, newcomers and young professionals in the towers, and families climbing toward the Earl Haig chain. Multi-generational moves across those markets are Rose’s home turf.

The village is mid-reinvention, with names attached: QuadReal’s 22-acre mall master plan - North Village under construction now, 44- and 52-storey South Village towers filed January 2026 with a weather-protected walk into Bayview Station - Concord Park Place building out the old Canadian Tire lands at Bessarion (newest phase includes a school in the podium), and the Ethennonnhawahstihnen’ rec centre already delivered. Quiet on the crescents, cranes on the corners.
