What this site is, what the numbers on it mean, and when a working relationship actually begins. Written to be read once, not scrolled past.
Whose site this is
roserealestate.ca is operated by Rose Imasdounian, a Sales Representative registered with the Real Estate Council of Ontario and working with Royal LePage Signature Realty, Brokerage, at 201-8 Sampson Mews, Toronto, ON M3C 0H5. Trades in real estate are carried out through the brokerage.
Using the site means these terms apply to you. They are written to be read, so they are short - if something here is unclear, ask rather than guess.
Reading this site does not make you a client
Nothing here creates a client-agent relationship. Browsing a page, reading a neighbourhood guide, or sending the contact form does not put Rose to work for you, and it does not oblige you to anything either.
In Ontario that relationship begins when a written agreement is signed - a buyer representation agreement or a listing agreement - and Rose walks through what it says, what it costs, how long it lasts, and how it ends before you sign it rather than after. Until then you are reading a website, and you owe nothing for it.
What the numbers on this site are
Market figures, price averages, index charts, and area statistics are snapshots from named sources, dated where they appear. They describe how a market behaved during a period. They are not an appraisal, a valuation, an opinion of value for any specific property, or a forecast.
Housing markets move, and a monthly average moves with whatever happened to sell that month. Always check the current figure at the source - the link is on the page - and treat anything here as the beginning of a conversation rather than the end of one.
Not legal, tax, or financial advice
Rose explains how things generally work in plain language: land transfer tax, first-time buyer programs, the principal residence exemption, what a status certificate is for. That is real-estate experience, not professional advice in law, accounting, or lending.
Government programs and tax rules change, and the version that matters is the one that applies to your situation on the day you act. Confirm anything that affects money with your lawyer, accountant, or lender before you rely on it.
No listings are published here
This site does not carry an MLS feed, a listings search, or property data drawn from a real-estate board. That is deliberate - a template listings page adds nothing that realtor.ca doesn't already do better.
Where a property, business, school, or transit service is described, it is described as at the date shown, from the sources named. Businesses close, schedules change, and school boundaries are redrawn; confirm anything you would make a decision on.
The words and pictures belong to someone
The writing, the layout, and the original watercolour artwork on this site are Rose's, and are not licensed for reuse. Ask - permission for a reasonable request is usually a short conversation.
REALTOR®, MLS®, and their associated marks are owned by The Canadian Real Estate Association and identify licensed members and the services they provide. Royal LePage, TRREB, OREA, and RECO marks belong to those organisations. They appear here to identify Rose's registration and memberships, nothing more.
Other people's websites
Pages here link out to government, board, transit, and school-board sources, and a few embed a map or a video. Those sites are run by other people under their own terms and privacy policies, and Rose has no control over what they publish or how they behave.
Links are offered because the source is worth reading, not as an endorsement of everything the organisation does or says.
Fair use of the site
Use the site the way it's meant to be used: read it, and get in touch if you want to talk. Please don't scrape it in bulk, submit the form by automation, try to break or overload it, or copy the content onto another site.
The contact form is rate-limited and screened for automated submissions, which occasionally catches a real person on a shared connection. If that happens, call or e-mail instead - the number and address are on every page and always work.
When you write to Rose
Sending the form means you're asking Rose to reply, so she will - by e-mail, phone, or text, using whichever you provided. That's the whole of the consent it implies: an answer to your question. You will not be added to a mailing list, and your information is not sold.
What happens to that information is set out in the privacy policy, which is a shorter read than this page.
The honest limits
This site is provided as it is. Rose keeps it accurate and current to a real standard - sources named, figures dated, dead links fixed when found - but no website is guaranteed to be error-free, complete, or available every minute.
To the extent the law allows, Rose is not liable for losses arising from relying on the general information here. That is not a way of avoiding responsibility for the work: when Rose is your agent under a written agreement, her obligations to you come from that agreement, from the Trust in Real Estate Services Act, and from RECO's rules - and none of that is limited by anything on this page.
If something goes wrong
Tell Rose first. Most problems are a misunderstanding that a phone call fixes, and she would rather hear it directly than not hear it at all.
Beyond that, the Real Estate Council of Ontario regulates registrants in this province and accepts complaints from the public at reco.on.ca. That route exists whether or not you raise it with Rose first.
Governing law, and changes
These terms are governed by the laws of Ontario and the federal laws of Canada that apply in it, and the courts of Ontario are where any dispute is heard.
If the site changes in a way that makes something here wrong, this page changes with it and the date below moves. Continuing to use the site after that means the updated version applies.
