Privacy, in plain words.
What this site collects, who reads it, how long it stays, and how to have it removed. Short, because there genuinely isn't much of it.
Who this is
This website belongs to Rose Imasdounian, a Sales Representative with Royal LePage Signature Realty, Brokerage, at 201-8 Sampson Mews, Toronto, ON M3C 0H5. Rose is responsible for the personal information collected here, and she is the person who reads it.
As a registrant under Ontario's Trust in Real Estate Services Act, Rose and her brokerage also have record-keeping obligations set by the Real Estate Council of Ontario. Where those rules require a record to be kept, they take precedence over a deletion request - the section on keeping and deleting explains where that line falls.
What you hand over
The contact form asks for a first name and an e-mail address, and optionally a last name, phone number, what you are looking to do, your timeline, and a message. It also records which page you sent it from, so Rose knows what you were reading when you wrote.
That is it. There is no account to create, nothing to sign, and no payment information anywhere on this site.
What gets recorded while you browse
Analytics runs through Google Tag Manager, which loads Matomo - an analytics tool hosted on H&Co's own server at analytics.hcoapp.com rather than on an advertising network. It records pages viewed, roughly where in the world the visit came from, the browser and device type, the site that referred you, and a handful of actions: clicking a phone number, clicking an e-mail address, opening the contact page, and submitting the form.
This is counted in aggregate to see which pages are worth writing more of. It is not used to build an advertising profile of you, and it is not sold or handed to ad networks. Matomo sets cookies in your browser to tell a returning visit from a new one; blocking cookies, or turning on your browser's Do Not Track setting, does not stop you from using any part of this site.
Other people's software on these pages
A few pages embed things that load from someone else's server, which means that company can see your IP address and set its own cookies under its own policy: Google Maps (the map on the Unionville guide), YouTube in its no-cookie mode (videos on the Unionville guide), and OpenStreetMap (the tiles behind the neighbourhoods map).
The contact form is screened by Cloudflare Turnstile, which checks that a submission comes from a person rather than a script. It sees your IP address and some signals about your browser, and it is not an advertising product.
The site itself is hosted by Vercel, and form submissions are delivered to Rose's inbox by Resend. Both handle data on Rose's behalf as service providers. The housing-price chart on the investing page pulls published market data from Teranet-National Bank and the Bank of Canada; those requests are made by the server, not your browser, so they carry nothing about you.
What it is used for
Answering you. Rose replies to inquiries personally, by e-mail, phone, or text - whichever you gave her and whichever suits what you asked. If a conversation turns into working together, that information becomes part of the ordinary record of the transaction.
You will not be signed up for a newsletter for filling in the form, because there isn't one. If Rose ever starts sending market updates, it will be because you asked to receive them, and every one of them will have a way out.
Your information is never sold, rented, or traded. It is shared only with the service providers named above, with Rose's brokerage where a file requires it, and where the law or a regulator obliges disclosure.
Keeping it, and deleting it
Inquiries that don't turn into anything are kept while there is still a reason to keep them - an unanswered question, a conversation that might resume - and deleted after that. Ask and Rose will delete yours sooner.
Files for completed transactions are a different matter: Ontario's real-estate rules require a brokerage to retain those records for a set period, so those cannot simply be erased on request. Analytics data is retained in aggregate.
Your say in it
You can ask what Rose holds about you, ask for it to be corrected, ask for it to be deleted, or withdraw your consent to be contacted at any time. E-mail rose@roserealestate.ca or call (647) 868-2151 and say so plainly - no form required.
If you are not satisfied with how a request was handled, you can bring it to the Office of the Privacy Commissioner of Canada at priv.gc.ca.
Children
This site is meant for adults buying, selling, and investing in property. It is not directed at children, and information is not knowingly collected from them.
Changes
If what the site collects changes, this page changes with it, and the date at the bottom moves. There is no version of this policy that quietly takes effect without appearing here.
Questions about any of this go straight to Rose: rose@roserealestate.ca or (647) 868-2151. The rules for using the site itself are in the terms of use, and if you would rather just talk, the contact page works too.
